BUILDING & APARTMENTS

  • Each apartment at Sorsaka Residences measures approximately 99 square meters. The layout is thoughtfully designed to combine spaciousness with functionality, offering residents a comfortable and accessible living environment.

  • Yes, each floor of Sorsaka Residences includes a shared community space of approximately 60 square meters. These areas are designed to encourage connection and social interaction among residents, with comfortable furnishings and a welcoming atmosphere for group activities, casual gatherings, or simply spending time together.

  • There will be no private pool at Sorsaka Residences. However, residents will have the opportunity to use the swimming pool at the nearby Medisch Centrum Sorsaka, provided it is not being used for medical or therapeutic purposes at that time.

  • There will be no shared shaded outdoor areas, but each apartment at Sorsaka Residences features its own private covered balcony. These balconies provide residents with a comfortable and shaded space to enjoy the outdoors in privacy.

  • All pavements at Sorsaka Residences will be designed to be wheelchair-friendly, with smooth, even surfaces and gentle inclines to ensure safe and easy access throughout the property for all residents.

  • The parking spaces at Sorsaka Residences will be of standard width, designed to comfortably accommodate the types of vehicles commonly used on Curaçao. In addition, a number of designated accessible parking spots will be provided for residents with mobility needs.

  • Walkers can be stored inside the apartments, offering convenience and accessibility. Mobility scooters may be stored either inside the apartment, in the central hallway on each floor, or in the built-in storage niche located opposite each front door, providing practical and secure options for every resident.

  • The expected move-in period for Sorsaka Residences is between late 2026 and the first half of 2027, depending on the progress of construction and final delivery of each phase.

  • The ceilings in each apartment at Sorsaka Residences are 2.80 meters high, creating a spacious and airy atmosphere that enhances both comfort and natural light.

  • While there is no central air conditioning system, each apartment at Sorsaka Residences will come fully equipped with three built-in air conditioning units—one in each bedroom and one in the living area—ensuring a comfortable indoor climate throughout the home.

  • No, solar panels will not be installed by default at Sorsaka Residences. However, the Homeowners Association (VvE) may choose to add solar panels in the future if the members decide to invest in sustainable energy solutions collectively.

  • Yes, all windows at Sorsaka Residences will be tinted to reduce sunlight exposure, helping to keep the indoor temperature comfortable while protecting interiors from UV damage.

  • Yes, all windows at Sorsaka Residences will be fitted with double glazing, providing excellent insulation against heat and sound, and contributing to overall energy efficiency and comfort.

  • Yes, the entire property—from the parking area all the way to the bedside inside each apartment—will be fully wheelchair accessible. Every detail has been carefully planned to ensure seamless and independent movement for all residents.

  • If you don’t currently require support brackets or handles in the bathroom, these can simply be left out during construction. However, all bathrooms are designed to accommodate future installation, making it easy to adapt the space later if your needs change.

  • At this time, private parking spaces are not individually assigned, as the parking area is designed with an open and flexible layout. However, there will be sufficient parking available to accommodate all residents comfortably.

TECHNICAL

  • Each apartment at Sorsaka Residences comes fully equipped with high-quality appliances and comfort features, including a dishwasher, refrigerator/freezer, combination microwave-oven, and three air conditioning units (one in each bedroom and one in the living room). These installations ensure a move-in-ready experience with all modern conveniences in place.

  • Yes, all installed appliances at Sorsaka Residences come with standard manufacturer warranties.

  • The main entrance door of the building is electronically secured, and the entry gate to the premises is also access-controlled. These features ensure both convenience and security for all residents.

  • Yes, a number of electric vehicle charging points will be available on-site for residents who drive electric cars.

  • Yes, charging points will be available for electric scooters, ensuring convenient access to power for residents using mobility aids or small electric vehicles.

  • Yes, residents can be referred to service providers located at Medisch Centrum Sorsaka, who offer assistance with mobility aids such as wheelchairs, scooters, and other in-home support equipment.

  • Yes, the entire building uses the European standard 220V electrical system, suitable for most household appliances and electronics.

  • Yes, Sorsaka Residences will be a gated community, with the entire property securely fenced off to ensure privacy and safety for all residents.

  • Yes, the property will have access control systems in place, allowing only residents and authorized visitors to enter the premises.

  • No, clients of the Botika or dentist are expected to park on the grounds of Medisch Centrum Sorsaka. Access to the Sorsaka Residences parking area will only be granted in exceptional cases, such as for physiotherapy patients with limited mobility, when no suitable drop-off alternative is available.

  • Maintenance of the building and common areas will be handled by the Homeowners Association (VvE), ensuring the property remains in good condition and all shared facilities are properly managed.

  • This will be decided by the Homeowners Association (VvE). If desired, the VvE may choose to appoint a central handyman to assist residents with minor repairs or maintenance tasks.

FINANCIAL

  • Yes, the purchase of an apartment at Sorsaka Residences is a standard real estate transaction. Financing is possible and may be arranged through local banks. If desired, we are happy to provide an introduction through our partner Connect The Market, who can assist with the financing process.

  • There are various tax structures possible, depending on your personal situation and goals. We strongly recommend that you consult your own tax advisor to receive tailored advice that best suits your circumstances.

  • Yes, there will be a monthly contribution to the Homeowners Association (HOA). The exact amount will depend on the annual budget set by the HOA itself. At this stage, the precise fee has not yet been determined.

  • Yes, owners are permitted to rent out their apartments. However, the concept and layout of Sorsaka Residences are primarily intended for long-term residential use, particularly for seniors. As such, short-term tourist rentals are not the intended focus and may not align with the character of the community.

  • Yes, this is entirely possible. As noted above, the apartments may be rented out on a long-term basis, especially to seniors, and can later be used by the owner as a private residence when desired.

  • While ownership does permit rental, Sorsaka Residences is not designed or intended for short-term tourist rentals. The community is focused on long-term senior living, and short-term rental activity may not align with the residential character or expectations of the Homeowners Association.

CARE

  • Sorsaka Residences does not provide in-house care services directly, but the adjacent Medisch Centrum Sorsaka hosts a range of healthcare providers, including general practitioners and specialists. In addition, we are in discussion with a home care provider based at Medisch Centrum Sorsaka, who would be able to deliver in-home care services to residents of Sorsaka Residences.

  • Residents will have access to general home care services, primarily focused on personal assistance and daily support (non-nursing). Additionally, all care available through Medisch Centrum Sorsaka, such as general practitioners and other medical professionals, is within immediate reach. Please note that these services are not provided by the developer, but through independent care providers based at Medisch Centrum Sorsaka.

  • Caregivers are treated the same as visitors and can enter the premises with the resident’s permission. If a resident provides a caregiver with keys or access credentials, the caregiver may enter at any time. In such cases, the resident remains fully responsible for granting and managing that access.

  • These types of services may be organized by individual residents or decided upon collectively by the Homeowners Association (VvE). However, they are not provided or coordinated by the developer. Residents are free to initiate or arrange such offerings if there is interest within the community.

  • A medical alarm system can be installed at the request of the resident. As with other support services, the implementation and use of such systems are not managed by the developer, but can be arranged individually or through the Homeowners Association (VvE).

  • Access to medical care is available through Medisch Centrum Sorsaka, which houses general practitioners and other healthcare providers. However, the developer does not manage or guarantee medical availability; residents are free to arrange such care directly with providers based at Medisch Centrum Sorsaka.

  • Sorsaka Residences will include standard emergency access and exit routes in line with local building regulations. Any additional emergency arrangements, such as access for emergency services or on-site protocols, can be determined and managed by the residents and the Homeowners Association (VvE).

SPECIAL

  • Yes, dogs are allowed at Sorsaka Residences. However, the Homeowners Association (VvE) may establish house rules concerning nuisance or behavior, to ensure a pleasant living environment for all residents.

  • Yes, cats are allowed at Sorsaka Residences. As with other pets, the Homeowners Association (VvE) may set guidelines to prevent nuisance or disturbances, ensuring harmony within the community.

  • No, keeping a horse or small pony is not permitted at Sorsaka Residences. These animals are simply too large and unsuitable for the residential setting and available facilities.

  • Yes, smoking is allowed inside your private apartment. However, from a medical perspective, we advise against smoking for general health reasons. The decision is, of course, entirely up to the resident.

  • No, smoking is strictly prohibited in all shared and common areas of the building. This policy is in place to maintain a clean, safe, and healthy environment for all residents.

  • No, there will not be a dedicated outdoor structure such as a palapa for smoking or hosting gatherings. Residents may smoke on their private balconies, provided it does not disturb others. For larger events or celebrations, we recommend using Parke den Dunki, located next door, which is much better suited for hosting birthday parties or similar occasions.

  • No, only one apartment layout is available. All units follow the same floor plan as shown in the official drawings. This ensures consistency in design, accessibility, and functionality across the entire building.

  • The listed prices reflect starting prices, which will increase with each new sales phase, typically aligned with the sale of each additional floor. Early buyers benefit from more favorable pricing, while later phases reflect progress in construction and rising demand.

  • All apartments are planned to be delivered more or less simultaneously, with no significant phasing between units. This ensures that all residents can move in around the same period and enjoy the full experience of Sorsaka Residences together.

  • No, the rooftop is not accessible to residents and is intended solely for maintenance purposes.
